Kim Licciardi is a dynamic commercial real estate advisor and Partner & Business Development Leader at Black Diamond Realty, where strategy drives every transaction. Backed by more than 20 years of experience in commercial banking and brokerage, she brings a sharp financial lens and a dealmaker’s mindset to every assignment.

 

A former Vice President of Commercial Banking at BB&T, Kim managed and structured over $350 million in commercial assets; experience that now allows her to see beyond the surface of a deal and into the strategy that fuels it. She thrives on partnering with business owners to align real estate decisions with broader business objectives, uncover opportunities, and negotiate from a position of strength.

 

Known for her energy, insight, and results-driven approach, Kim doesn’t just facilitate transactions; she architects solutions. From site selection to complex negotiations, she is committed to creating outcomes that move her clients’ businesses forward.

Kim holds a Master of Science in Industrial Labor Relations and a Bachelor of Science in Business Administration with a concentration in accounting, both from West Virginia University. She also completed executive banking studies at the prestigious BB&T School of Banking at Wake Forest University, strengthening her expertise in finance, investment banking, commercial lending, and negotiation.

Kim attained her CCIM (Certified Commercial Investment Member) designation in October 2023, a prestigious credential that recognizes deep expertise in the commercial and investment real estate industry. She has also been awarded the SIOR (Society of Industrial and Office Realtors) designation, an elite accreditation held by fewer than 3,900 professionals worldwide. This mark of excellence is reserved for the top-performing brokers and advisors in the industrial and office sectors, signifying:

Licensed as a commercial real estate broker in West Virginia, Pennsylvania, Maryland, and Virginia, Kim joined Black Diamond Realty in June 2020, transitioning from banking to pursue her passion for commercial real estate. Since then, she has played an integral role in numerous sale and acquisition transactions totaling more than $400 million. Her specialties include acquisition/disposition analysis, investment and IRR analysis, deal structuring, contract negotiation, underwriting, and client engagement. She has cultivated a vast network of professional relationships across the Mid-Atlantic region.

Kim’s transactional experience spans a wide range of sectors including office, industrial, flex space, retail/restaurant, business parks, student housing, land, hospitality, specialty medical offices, and build-to-suit developments. She takes an innovative, solutions-based approach to every project and is passionate about raising the standard in commercial real estate by bringing buyers/sellers and landlords/tenants together in a meaningful and strategic way.

In addition to her professional accomplishments, Kim is actively involved in mentoring emerging professionals in the industry and regularly participates in regional real estate panels and conferences. She is an advocate for economic development and smart growth across Appalachia and is known for her ability to connect capital with opportunity.
